What does an en-suite cost in Reading?
As a guide, budget £5,000 to £10,000 including VAT for an en-suite in Reading; your written quote will pin it down. Prices in South East England run at about 12% above the national guide, mainly because of labour rates. The figure depends on the size of the room, whether anything moves, and the products you pick.

Working in Reading
We cover every part of Reading, including RG1, RG2, RG4 and 2 more postcode districts, and nearby Lower Earley (3 miles) and Wokingham (6.6 miles).
Reading is a big place with every kind of home, from terraces to flats to new builds, so we never price from a photo alone. We quote new en-suites in Reading only after checking the drainage route on site, so the price reflects the work your house actually needs. If your Reading en-suite fan just blows into the loft, we can duct it properly to outside as part of the refit.
Most of Berkshire has hard water. If your supply in Reading is the same, limescale on shower glass and heads is a real issue: easy-clean glass, rub-clean nozzles and a squeegee make a big difference. Hardness varies street by street, so check the figure for your postcode with your water supplier.
What the job includes
- A pumped waste or macerator where gravity drainage is not possible, and only where the house already has a WC on gravity drainage
- A door that suits a tight space: inward, outward, sliding or a pocket door
- A shower tray or level-access former, an enclosure or walk-in panel, and a thermostatic valve
- A survey that traces the route from the en-suite to the soil stack and checks the fall the waste pipes would need
Decisions to make first
Refit or new en-suite
A refit keeps the existing drainage and walls. A new en-suite costs more because the walls, waste route, fan duct and electrics all start from nothing.
Night lighting
A mirror light or low-level LED strip on its own switch lets you use the en-suite at night without the full glare of the ceiling lights.
Rules that apply in England
In England, a new en-suite brings in Part H for the new connection to the soil stack, Approved Document F for ventilation, at 15 litres per second intermittent or 8 litres per second continuous extract, and Part P for the new circuits. The electrician should be registered with a competent person scheme, or the work notified to building control. On a refit, avoid replacing the fan with a less effective one.
