Terms and conditions

Last updated October 2026

These terms apply to quotes and work by Fitted Bathrooms, a trading name of S&K Property Investments and Improvement Ltd (company 16932889, registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG). Your written quote and contract may add job-specific terms; if they differ from these, the written quote and contract apply.

1. Website information and guide prices

Prices on this website and from the guide price tool are guides only, including VAT, and are not offers. Your price is set out in an itemised written quote after a survey, and is fixed in writing once the layout and products are agreed.

2. Quotes

A quote is valid for 30 days unless it says otherwise. It lists the work, the products and the payment stages. Anything not listed is not included.

3. Changes and hidden problems

If you ask for changes, or we find something that could not reasonably be seen at the survey (for example rotten timber, hidden leaks or unsafe wiring), we will explain it and give you a written price. We will not carry out or charge for extra work until you agree it.

4. Payments

Payment stages are set out in your quote. Invoices are payable within the time stated on them.

5. Your right to cancel

If you are a consumer and agree the contract at your home or at a distance (by phone, email or online), you usually have 14 days to cancel without giving a reason. For fit-only work the 14 days start on the day the contract is made. Where we also supply products, the period ends 14 days after the last products are delivered to you. To cancel, send us any clear statement — by email to sales@fitted-bathrooms.uk or by post to the address above. A cancellation form comes with your contract, but you do not have to use it.

If you ask us in writing to start work within the cancellation period and then cancel, you pay for the work done up to the point you tell us, and for any products made or clearly personalised to your specification. Other products not yet fitted can be returned and refunded. This does not affect your other rights as a consumer.

6. Products you supply (fit-only jobs)

If you supply products, we check them against the plan when they arrive. Products that are missing, damaged or faulty are the supplier's responsibility to replace, and their warranties stay between you and the retailer or manufacturer. Delays caused by missing or faulty supplied products may change the schedule.

7. Our work

We carry out the work with reasonable care and skill, using the products in the quote or agreed equivalents. Electrical work is tested and certified, and work that must be notified to building control is notified. Manufacturers' warranties on products we supply are passed to you. This does not affect your rights against us under the Consumer Rights Act 2015.

8. Access and your home

Please give us access on the agreed days, clear the room, and tell us about anything we need to know, such as known asbestos, shared drains or lease restrictions. If you live in a flat or a listed building, getting landlord, freeholder or listed building consent is your responsibility unless the quote says otherwise; we will tell you at the survey if we think it is needed.

9. Liability

Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or anything else that cannot be limited by law. We are not responsible for losses that were not foreseeable when the contract was made.

10. Complaints

If something is not right, tell us as soon as possible by email or phone. We will acknowledge it within five working days and aim to put it right. If we cannot settle it, we will set out our final position in writing; you can then get free independent advice from Citizens Advice (or Advice Direct Scotland or Consumerline in Northern Ireland), and you keep the right to go to court, including the small claims track.

11. Law

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you keep the protection of your local law and can bring proceedings in your local courts.
