Which towns do we cover in Lincolnshire?
Supplies across most of Lincolnshire are hard. We plan easy-clean glass, rimless toilets and finishes that do not show limescale. Hardness varies street by street, so check the figure for your postcode with your water supplier. For homes in Lincoln where the bathroom is the only one, we plan the work so the toilet is out of action for as short a time as possible.
What the job includes
- Fitting of the furniture, worktop, sanitaryware and glass, then silicone, testing and a clean handover
- Boarding, tanking in the wet areas, wall and floor tiling
- Electrical work by a qualified electrician: lighting, extractor fan, shaver socket or heating, tested and certified
- Supply of the suite, fitted furniture, worktop, brassware, tiles and accessories
- First and second-fix plumbing, including concealed cistern frames and new isolation valves
- Layout options drawn to your room, including where the furniture run, bath or shower and towel rail will go
Decisions to make first
Bath, shower or both
Keep a bath for children or soaking, swap it for a walk-in shower if no one uses it, or plan both if the room is big enough.
Heating
A heated towel rail is standard. Electric underfloor heating under the tiles makes the room comfortable and dries the floor quickly.
Furniture finish
Matt or gloss lacquer, wood-effect, painted shaker or handleless. Darker finishes hide marks; lighter ones make a small room feel bigger.
Tiling height
Tiling just the wet areas keeps the cost down. Full-height tiling looks better and is easier to wipe clean.
Rules that apply in England
Like-for-like bathroom refits do not need planning permission. Electrical work in a room with a bath or shower must meet BS 7671, with RCD protection on every circuit and IP-rated fittings in the zones around the bath and shower. New toilets, taps and showers must meet the water fittings rules where you live, which limit flush volumes and stop dirty water flowing back into the mains.
In England, new circuits and most electrical changes in a bathroom are notifiable under Part P, so they must be done by an electrician registered with a competent person scheme or notified to building control. If you are adding a new extractor fan, Approved Document F gives 15 litres per second as the usual intermittent extract rate.
