Which towns do we cover in Cornwall?

Water across much of Cornwall is soft. If that holds for your street in Redruth, limescale on shower glass and heads builds up slowly and a squeegee after use is usually enough. Hardness varies street by street, so check the figure for your postcode with your water supplier. If your Redruth home has a gravity-drained WC on another floor, a macerator in the loft may open up more layout options.

What the job includes

  • An extractor fan ducted through the roof or a gable wall, with the duct insulated through cold spaces
  • A drainage route from the loft to the soil stack with enough fall, or a pumped waste or macerator where the rules allow it
  • Fitted furniture made to the eaves, so the low space behind the slope becomes storage
  • Electrics by a qualified electrician, tested and certified, then tiling, testing and handover
  • A check of the floor joists where a bath or large shower tray will sit
  • A check of your hot-water system and of the pressure and flow you actually get at loft level

Decisions to make first

Roof window

A roof window over the bath or shower brings daylight and fresh air, but plan the blind for privacy and expect condensation on cold glass.

Bath or no bath

A bath under the slope makes good use of low space, but the floor has to carry it when it is full of water and someone is in it.

Getting the water pressure

A pumped shower suits a gravity system with a cold tank; an electric shower heats cold mains water at the point of use; a combi or unvented cylinder gives mains pressure throughout.

Eaves storage

Low cupboards built into the slope behind the WC or basin take clutter out of the room and hide the pipework.

Rules that apply in England

A bathroom inside an existing loft room does not usually need planning permission, but forming one is normally building-regulations work because of the new drainage, extract ventilation and electrics. A macerator or pumped WC is acceptable only where the home also has a WC on gravity drainage. Under the water fittings rules, a shower pump must never be connected directly to the mains supply.

In England, new drainage and a new connection to the soil stack fall under Part H, a new bathroom needs extract of 15 litres per second intermittent or 8 litres per second continuous under Approved Document F, and new circuits are notifiable under Part P. If the work includes an unvented hot-water cylinder, it must be fitted by a G3-qualified installer.

Loft bathrooms in Cornwall: questions

How much does a loft bathroom cost in Cornwall?

A loft bathroom in Cornwall typically costs £6,600–£13,250 including VAT, based on South West England prices. The free survey and itemised written quote give you the exact figure for your home.

Which towns in Cornwall do you cover?

We cover the whole of Cornwall, including Redruth, Falmouth, St Austell, Truro, Camborne, Newquay, Penzance and Bodmin. If your town is not listed, we still cover it — get in touch with your postcode.

How long does a loft bathroom take?

Most jobs take 6–12 working days on site once the products have arrived. We confirm a start date and a day-by-day plan when you approve the quote.

Is the water hard in Cornwall?

Water across much of Cornwall is soft. If that holds for your street in Redruth, limescale on shower glass and heads builds up slowly and a squeegee after use is usually enough. Hardness varies street by street, so check the figure for your postcode with your water supplier.

Is a bath too heavy for a loft floor?

A standard acrylic bath is usually fine on a loft floor built for a conversion, but a filled bath with someone in it is heavy, and stone-resin or cast-iron baths are much heavier still. We check the joist size, span and direction at the survey, and a heavy bath may need a structural check and strengthening first.
