Which towns do we cover in Leicestershire?

Most of Leicestershire has hard water. If your supply in Leicester is the same, limescale on shower glass and heads is a real issue: easy-clean glass, rub-clean nozzles and a squeegee make a big difference. Hardness varies street by street, so check the figure for your postcode with your water supplier. If your Leicester loft shower is weak or the waste drains slowly, the fix is often in the pump or the pipe fall rather than the shower itself.

What the job includes

  • A check of the floor joists where a bath or large shower tray will sit
  • An extractor fan ducted through the roof or a gable wall, with the duct insulated through cold spaces
  • Electrics by a qualified electrician, tested and certified, then tiling, testing and handover
  • A survey of the headroom across the room, with the usable height marked at each fitting position
  • Fitted furniture made to the eaves, so the low space behind the slope becomes storage
  • A check of your hot-water system and of the pressure and flow you actually get at loft level

Decisions to make first

Gravity or pumped waste

Gravity is silent and maintenance-free. A pumped waste or macerator lets fittings sit away from the stack, provided the house has a WC on gravity drainage elsewhere.

Eaves storage

Low cupboards built into the slope behind the WC or basin take clutter out of the room and hide the pipework.

Where the shower goes

Under the ridge or in a dormer, where the full height is. A walk-in shower with a single panel is usually easier to fit to a roof line than a framed enclosure.

Roof window

A roof window over the bath or shower brings daylight and fresh air, but plan the blind for privacy and expect condensation on cold glass.

Rules that apply in England

A bathroom inside an existing loft room does not usually need planning permission, but forming one is normally building-regulations work because of the new drainage, extract ventilation and electrics. A macerator or pumped WC is acceptable only where the home also has a WC on gravity drainage. Under the water fittings rules, a shower pump must never be connected directly to the mains supply.

In England, new drainage and a new connection to the soil stack fall under Part H, a new bathroom needs extract of 15 litres per second intermittent or 8 litres per second continuous under Approved Document F, and new circuits are notifiable under Part P. If the work includes an unvented hot-water cylinder, it must be fitted by a G3-qualified installer.

Loft bathrooms in Leicestershire: questions

How much does a loft bathroom cost in Leicestershire?

A loft bathroom in Leicestershire typically costs £6,200–£12,500 including VAT, based on East Midlands prices. The free survey and itemised written quote give you the exact figure for your home.

Which towns in Leicestershire do you cover?

We cover the whole of Leicestershire, including Leicester, Loughborough, Hinckley, Coalville, Wigston Magna, Melton Mowbray, Oadby and Earl Shilton. If your town is not listed, we still cover it — get in touch with your postcode.

How long does a loft bathroom take?

Most jobs take 6–12 working days on site once the products have arrived. We confirm a start date and a day-by-day plan when you approve the quote.

Is the water hard in Leicestershire?

Most of Leicestershire has hard water. If your supply in Leicester is the same, limescale on shower glass and heads is a real issue: easy-clean glass, rub-clean nozzles and a squeegee make a big difference. Hardness varies street by street, so check the figure for your postcode with your water supplier.

Is a bath too heavy for a loft floor?

A standard acrylic bath is usually fine on a loft floor built for a conversion, but a filled bath with someone in it is heavy, and stone-resin or cast-iron baths are much heavier still. We check the joist size, span and direction at the survey, and a heavy bath may need a structural check and strengthening first.
