Working in Colinton

As well as Colinton itself (EH11, EH13 and EH14), we survey in Currie, Balerno and Penicuik.

Being a smaller town does not change how we work in Colinton: free survey, written quote, one team. Landlords in Colinton can have a worn basin replaced with a vanity unit in half a day to a day. Wall-hung vanities in Colinton homes are fixed to suit what the wall is built from, which we check at the survey.

Water across much of Edinburgh is soft. In soft water, taps, wastes and toilet pans scale up slowly, so brushed and matt finishes are a safe choice. Hardness varies street by street, so check the figure for your postcode with your water supplier.

What the job includes

Moving the waste and supply positions where the new unit needs them higher, lower or to one side
Testing for leaks and checking the trap holds its seal
Fitting the unit level, with the basin sealed to the top and the top sealed to the wall
Removal of the old basin and pedestal, or old vanity, and taking it away

Decisions to make first

Basin type

An inset or semi-recessed basin, a one-piece moulded top, or a countertop basin on a worktop. Countertop basins need a tall tap or a wall-mounted one.

Drawers or doors

Drawers keep things visible and reachable but lose some space to the trap. Doors give a deeper cupboard and cost less.

Rules that apply in Scotland

In Scotland, a replacement vanity unit does not need a building warrant. The Scottish Water Byelaws 2014 cover the new tap and supplies.

More about vanity units

Vanity units in Colinton: questions

How much does a new vanity unit cost in Colinton?

A new vanity unit in Colinton usually costs £350–£1,450 including VAT. The final figure comes down to what you choose and what we find at the survey; your written quote lists every item so you can see where the money goes.

How long does a new vanity unit take?

Allow half a day to 1 day on site for most jobs, plus the lead time for products after you approve the quote. We give you a day-by-day plan before work starts in Colinton.

Is the home survey in Colinton really free?

Yes. We visit, measure the room, check the pipework, drainage and electrics, and talk through what you want. You then get a written, itemised quote with no obligation to go ahead.

Do you cover EH11 in Colinton?

Yes. We cover all of Colinton, including EH11, EH13 and EH14, and nearby Currie, Balerno and Penicuik. Survey visits are free and arranged at a time that suits you.

What height should a vanity unit be?

Most basins are set with the rim around 800 to 900 mm above the floor. A wall-hung unit lets you choose the height, which helps taller households; a floor-standing unit is fixed by its cabinet height.
