What does a cloakroom or downstairs WC cost in Sheffield?
As a guide, budget £1,650 to £4,200 including VAT for a cloakroom or downstairs WC in Sheffield; your written quote will pin it down. Prices in Yorkshire and the Humber run at about 7% below the national guide, mainly because of labour rates. The figure depends on the size of the room, whether anything moves, and the products you pick.

Working in Sheffield
We work right across Sheffield — S1, S2 and S3 — and in neighbouring Rotherham and Dronfield.
In a city the size of Sheffield, parking and access for a skip are worth sorting before the start date — we will ask at the survey. If your Sheffield cloakroom has no window, we size and duct the extractor fan so the room clears properly. We survey cloakrooms in Sheffield with the headroom in mind as well as the floor area, because under-stair spaces lose height quickly.
Water across much of South Yorkshire is moderately hard. Taps and wastes will need an occasional descale, and chrome or brushed finishes are easier to keep clean than polished brass. Hardness varies street by street, so check the figure for your postcode with your water supplier.
What the job includes
- Strip-out of the old fittings, waste removal and making good on the hall side
- A survey that checks the headroom under the stairs, the door swing and how the waste will reach the drain
- Lighting wired by a qualified electrician, tested and certified
- An extractor fan ducted to outside, wired with an overrun timer or linked to the light
Decisions to make first
Macerator or gravity
Gravity drainage is silent and needs no maintenance. A macerator lets a WC go where a pipe could not otherwise fall, provided another WC in the house is on gravity drainage.
Basin
A corner basin fits the tightest rooms. A slim vanity basin with a cupboard underneath gives somewhere to keep spare toilet rolls and soap, and hides the trap.
Rules that apply in England
In England, a new WC connected to the soil stack or drain is drainage work under Part H, and a newly formed cloakroom without an opening window should have mechanical extract; Approved Document F gives 6 litres per second as the design rate for a WC, against 15 for a bathroom. Because a cloakroom has no bath or shower, adding a light to an existing circuit is not notifiable under Part P, but a new circuit is.
