Which towns do we cover in Devon?
Supplies across most of Devon are soft. That leaves you free to choose matt black, brushed brass or clear glass without worrying much about limescale. Hardness varies street by street, so check the figure for your postcode with your water supplier. If you are refreshing a family bathroom in Plymouth before selling, keeping the layout lets the budget go on the suite, tiles and shower.
What the job includes
- A layout that keeps a full-size bath, with options for a shower over it or a separate enclosure if the room allows
- Lights, extractor fan and towel rail wired by a qualified electrician, tested and certified
- Supply of the bath, basin, WC, brassware, shower, screen, tiles and heated towel rail
- A free home survey covering room sizes, the soil stack position, your boiler or cylinder type and water pressure
- Final silicone, a test of every tap and waste, and a clean handover
- Moisture-resistant boarding and tanking around the bath and shower before any tiling
Decisions to make first
Screen or curtain
Glass keeps water in better than a curtain and does not go mouldy at the hem. A folding or hinged screen swings out of the way when you are kneeling to bath a child.
Floor
Matt or textured porcelain is the hardest-wearing option. Luxury vinyl tile (LVT) is warmer, quieter and cheaper to lay. Avoid polished tiles where children climb out of the bath.
Storage
A vanity under the basin, a tall unit or a mirror cabinet. High-level or lockable storage keeps medicines and cleaning products out of reach of small children.
Shower over the bath or separate
A shower over the bath with a fixed or hinged screen is the most space-efficient. A separate enclosure needs roughly another square metre of floor but means the bath queue no longer holds up the shower queue.
Rules that apply in England
Refitting a family bathroom in the same room does not need planning permission. The electrics must meet BS 7671, with 30 mA RCD protection on every circuit in the room and at least IPX4 fittings in the zone above the bath, up to 2.25 m. The water fittings rules in each nation limit a new WC to a 6-litre flush and require protection against dirty water flowing back into the supply.
In England, any new circuit, or any change to the wiring in a room with a bath or shower, is notifiable under Part P. Part G limits the hot water at a new bath to 48 °C only in a new dwelling or one created by change of use; it does not apply to a replacement bath in an existing house, but a thermostatic valve is a sensible choice where children bathe.
